Unfortunately, the answer is not simple and depends on the source of the damage. Florida homeowners’ insurance policies often do cover water damage, but are very specific on the kinds and types of water damage that are covered.
Sudden and Accidental: Most homeowners’ insurance policies cover water damage that is a “sudden and accidental discharge of water”. Maybe the toilet handle stuck in the down position and somehow caused your toilet to overflow while you are away for the weekend, causing water to soak your floor. Such a loss is probably covered.
If a water pipe breaks under your floor and a few weeks later you find the floor wrinkled, your policy likely covers this as well. Most homeowners’ insurance policies generally pay for damage from rain coming through a hole in the roof or a broken window if the hole is caused by violent winds, but for any less clear cases, it’s best to talk with professional claims adjusters like us!
For examples of some cases where oftentimes there is no coverage:
- Flood: No matter the source of the water, standard Florida homeowners’ insurance policies do not cover damage due to flooding. Flooding can occur from heavy rains or rising/surging bodies of water such as rivers, ponds, lakes and oceans. In these cases, you will need to purchase flood insurance to cover damage.
- Replacing or repairing the source of the water damage: While your policy may cover the cost of tearing out and replacing that damaged floor, most homeowner insurance policies will not cover the source of the water damage. For example, you shouldn’t expect your policy to cover the cost of replacing your broken water cooler, dishwasher, or pipe.
- Seepage: If water seeped into the flooring over time from a maintenance problem that was left unresolved, such as a damaged plumbing fixture or a leaking faucet, there is typically no coverage by the homeowners’ insurance policy.
- Water backup from an outside sewer or drain: If water backs into your home through an outside sewer or drain you also will not typically be covered by a traditional Florida homeowners’ insurance policy. You may, however, purchase additional sewer or water backup coverage (typically $5,000-$10,000 of coverage) that can help provide protection in case of such events.
